Brookview Financial provides rehab financing to real estate investors for the purchase and renovation of residential and commercial properties. We specialize in value-add financing, which is our term for the purchase and renovation and/or repositioning that investors use our rehab financing to accomplish. We close in weeks, not months. We can provide credit approval in as little as 24 hours (i.e. same day if it’s early enough in the day).
Types of Rehab Financing:
Commercial Rehab Financing
Brookview Financial provides rehab financing to investors for value-add commercial projects, where some aspect of rehab work or repositioning will take place.
Fix and Flip Rehab Financing
Brookview Financial makes rehab loans to real estate investors for 1 to 4 family residential properties, commonly portrayed on A&E TV or HGTV as fix and flip projects.
Examples of Rehab Financing:
Commercial Rehab Financing Example
Brookview Financial closed on a 115-unit apartment building in Memphis, TN. Our commercial investor is in the process of using our commercial rehab financing to renovate the property. The units that were rehabbed will be rented out upon completion of the work, which is expected shortly.
Fix and Flip Rehab Financing Example
Brookview Financial provided rehab financing to a residential investor who had previously performed his first fix and flip rehab project using rehab financing from us. He has since closed on a second project using our rehab financing and is in the process of rehabbing the property for his second fix and flip rehab project.
This type of fix and flip rehab financing is one of our specialties. We have been providing rehab financing to residential investors for 20 years and have financed thousands of loans.
Rehab Financing: What’s Unique About Us
Brookview Financial provides rehab financing to real estate investors only in situations where we believe the real estate investor has a reasonable expectation of profiting from the deal.
If, after reviewing your proposed real estate investment transaction, we do not believe it is wise for you to proceed with that project, there are certain steps we take as a business partner to you that, perhaps, other lenders may choose to avoid.
If the inspection of your property uncovers items that were not anticipated in your original rehab budget, this has an impact on your rehab financing because it may tip the balance in favor of going back to the seller and trying to renegotiate the purchase price if, in our opinion, the deal would otherwise not be profitable for you.
We have successfully helped investors renegotiate purchase prices, but we also have instructed other investors that the deal simply isn’t profitable for them. We provide more than rehab financing. We provide more than capital to our investors.
Again, if a deal doesn’t look like it will work for you, then it doesn’t work for us – even if we would otherwise earn money.
